Prepare & Stage to Sell Your Pike / Wayne County HomeStaging is the most popular buzz words in the real estate world right now. Is it important? Is it really necessary? The most important thing you can do for your home, apart from pricing it right and choosing the right agent, is to make it appealing to buyers. And honestly, a lot of this stuff you can do yourself. I know that professional stagers will disagree with me and insist that it takes a professional eye to get it "just right" but in all honesty - a clean, uncluttered home that is priced right is going to fare better in the market than one that's overpriced and/or a mess. Here is an extreme example - which kitchen would you rather see if you were a potential buyer? Both pictures are of the same kitchen; one is in its "natural state" and one is staged to sell. It took a few hours of work, some trash bags, and some paint - now buyers can see that there actually is ample counter space in this kitchen! But what if your home is vacant? Empty? What if you've already moved all your furniture out? Isn't that perfect? Shouldn't that be "good to go?" Unfortunately, the answer is - not really. Builders who have been in the business long enough know that a staged model, with furniture in place, nets better results than an empty, lifeless, bland room. My professional experience with buyers who have gone through "brand new" homes - white paint, white trim,almost white carpets, no personality - have said the same thing: "This place is so...cold!" I'm not saying that the entire home needs to be staged to the hilt - but it would be a good idea to have at least the main areas - living room, dining room / kitchen, and master bedroom - warmed up a bit. I had a buyer for the home below. When the home was originally listed, it was empty. Over time, the seller's wife staged the home with furniture and accessories...but the listing photos were unchanged. When I sent the listing to my buyer, he was initially uninterested. However, I KNEW he would love it! After I took a new picture and sent it to him, he made an appointment to see the home. He brought his wife. They made an offer - and now the home is theirs. Can you see why the initial picture may not have interested him, but the second one got his attention?
Staging alone will not guarantee a sale. It DOES increase the likelihood that someone will become interested in your home and make an offer. Staging is a part of the package that sells a home - along with the right price and the right marketing.
