
Price to Sell Your Pike / Wayne County Home
One of the biggest mistakes a home owner can make when selling their home is
to price it too high. It seems like a logical thing to do -
after all, "the right buyer" will be willing to pay what you want for your home
- right?
Unfortunately that's not the case at all. Buyers usually begin by sorting the homes they want to see by the price they can afford.
Buyers in today's market are savvy and keep their eyes on pricing trends.
They have been doing their homework - some of them are even researching tax
records to see what the sales price was for sold homes. Chances are, the
buyers have already seen every house in their price range as well. In addition,
any buyer's agent worth their salt will be providing a list of recently sold
comparable properties to the potential buyer.
But can't we try it high first and come down later?
Sure you can, and what will happen is this: your home, if overpriced, will
help sell the competition! The homes priced "right" will look
like the better value (house has the same amenities and features, but a lower
price.) The homes that are in the higher price range will also look
like the better value (they have more amenities and features, for the same
price.)
Additionally, the longer your home sits on the market, the more likely buyers
are going to think either A) you are desperate and will accept any offer, or B)
there is something wrong with your home.
But won't a truly interested buyer just make an
offer anyway?
Sometimes, but not always. I have had more than one buyer say "Let me
know when the seller lowers his price. He's asking too much right now." In
the meantime, they may find the house they're looking for while you're still
thinking about lowering your price. Some buyers may certainly make their offer -
and some may offer extremely low bids just to see what happens. Many
buyers are not interested in playing games and will look for a home that is
priced right to begin with.
If we get a close-to-asking price offer right away,
doesn't that mean our price was too low?
Not at all...it means that your home is priced right, and the market is
responding to that! I was working with buyers who had been looking for
several weeks for "just the right house" at a certain price. The day "IT"
came on the market, I emailed them and we saw it that afternoon. By the
next day we were writing the offer to purchase, and in less than two weeks,
it was under contract. It was priced right, and was ready for the
buyers who were looking for it.

The best price for your home is determined by the market, not by agent
